In Ontario, rent increases are subject to provincial rent control guidelines. As of 2021, landlords can increase rent by up to 1.2% annually for most private residential rental units.

In most cases, tenants in Ontario have the right to sublet their rental unit, but they must obtain written consent from their landlord. The landlord cannot unreasonably withhold consent

The notice period for ending a tenancy in Ontario depends on the reason. For example, landlords typically need to provide 60 days’ notice for a rent increase or eviction for personal use.

The renewal process varies but often involves discussing lease terms with the landlord and signing a new lease agreement. Landlords are required to provide notice if they do not intend to renew the lease.

Rent control in Ontario primarily applies to private residential rental units built before November 15, 2018. Newer units and certain types of rental properties may not be subject to rent control rules.
